Description
Architects, Dunning & Associates, recommended our team as the general contractor for the interior build-out of Blend 111, a sustainable restaurant and wine bar located in Vienna, VA. We were selected based our pricing model, related food service experience and willingness to work collaboratively with the client and the design team through design and coordination issues identified during the preconstruction phase. The restaurant is a retrofit of first shell space in a two-story mixed-use building requiring a new electrical service, plumbing sanitary lines in the low ceiling of a parking garage and installation of extensive mechanical equipment including split systems, make-up air units and stainless steel exhaust ducts. The interior design is unique with eclectic artwork, a ‘live wall’ and design features such as an open ceiling and exposed brick walls. The mix of wood and metal framing work nicely together in this modern cafe. At just under 2,350 SF, this project’s floor space and ceiling plenum space made for constraints that were the biggest challenges requiring creativity in problem solving in advance of installations thus requiring extensive coordination with the exhaust hood supplier and the food service equipment vendors. Additional challenges included staging of materials, coordination of deliveries as a result of limited access on the busy adjacent Church Street, no available loading area and working within a very tight schedule.
