R.W. Murray Co. was awarded the new construction of Reid III through a negotiated process with repeat client, Long Companies, Inc. Reid III is a three-story 48,000 square foot mixed-use building consisting of both retail and office space. The primary features of the building are conventional masonry, metal roof and fixed divided-lite residential style windows, all necessary features in order to comply with the Architectural Review Board’s requirements for residential style architecture.
This project was originally designed and permitted in 2010, as part of a two-building office and retail development named Reid’s Prospect. However, due to the poor economic conditions at the time, the project was reduced to one building and the Reid’s III building was temporarily postponed. By the time construction began in 2017, the permit was no longer valid as building code requirements had changed. To add to this challenge, the original architect had retired during this time and a new design team had to be brought on board to revise the drawings for permit approval so that construction could begin and we could deliver this project to the owner within the pre-determined eight month schedule.
